Not knowing about HSW...
is My fault.
You see, I spent a lot time telling the
professional Real Estate community about
HSW. But for what ever reason they
didn't see fit to pass the word along to you as we had hoped.
Maybe they didn't spend enough time on
it to see how it could be of benefit to
you ... or maybe, like most people, they
didn't want to complicate their own
lives by introducing you to something
that could result in their having to
change how they do things (we
encountered this type of resistance when
we introduced Home Inspections to Canada
in 1985 ... however, now almost everyone
gets one).
So now, if I may, I would like to talk directly
with you instead, and explain how you can
avoid missing out.
After all only you can best judge what
is good for you, nothing I or they say
can make you do something that isn't the
best for you.
First let me say ...
Timing is important
- if you make an
offer to buy or sell
a
house
before you understand HSW ... you run
the risk of missing your chance to get
the very best from your home deal and
that would be regrettable. There is a
time to introduce HSW into your home
purchase/sale discussions after which it
is to late. So please take a few minutes
now to understand the timing.
Here is a
Simple Idea ...
If some of the Risk of Buying
a Home is taken off the Buyer (and
passed onto HSWarranty), it will reduce
the need for Buyers to Bargain the
Purchase Price Down Unreasonably.
Most Buyers, to some degree, get caught up in a stress based
... "What if" ... mode when
faced with a big, expensive decision, like
purchasing a home.
They think or probably more
accurately ... worry that they don't know all
the Risks and 'may find themselves caught out by
unforeseen expenses in the future'. These
'Unknown
Risks' are 'Phantom Risks'
and can result in wild, 'Unreasonable
Adjustments' in the buyer's Offer
Price, to compensate (in their own
minds) for these perceived
risks.
Inside the
Buyer's head
This is how these
'adjustments' tend to be calculated (I'm
sure you can relate to this if you've
bought a home before - everyone does it)

"that furnace looks old... what if we
have to replace it? ... we better offer
$10,000 less ... 'just in case'."
While calculating the
furnace adjustment this way, they are
also sizing up the roof, water heater
and old stove using similar
calculations. Before you
know it the offer is $25,000 or $30,000
less than the asking price.
'Unknown-Phantom
Risks' really arise from a concern about
'what 'MIGHT' happen', not real,
'addressable' conditions and for they
for the
most part remain unspoken. Making them
very hard to address overtly.
The greater the distance becomes between
the asking price and the offered price,
the greater the chance a deal won't be
struck. This has unhappy consequences
for both Buyer and Seller. The Buyer may
lose the house they want and the Seller
may lose the sale or settle for less
than a fair price.
It is
preferable (and simpler) to deal with these
'Unreasonable Adjustments', by eliminating the
Buyer's anxieties before they occur by eliminating the basis
for them. A
Home
Systems Warranty is an
Assurance that ... warranted Phantom Risks,
like; furnace, roof, pipes, electrics,
water heater and appliances,
breakdowns... will be repaired by the
HSWarranty if and when they fail and as
such are No a Worry for the
Buyer.
Passing responsibility for these types
of breakdowns to HSWarranty allows Buyers to make their 'Best
Offer' without concern or the need for
'Unreasonable Adjustments'.
The Buyer gets the house they want
without concern about hidden expenses
and the Seller gets a great price.
Creating
